The Common Ground Initiative pipeline. Every site below is under a binding agreement or binding letter of intent. The four-site Launchpad cohort breaks ground in 2026 and delivers 906 homes by 2028.
Notes on dollars. Full-pipeline estimate applies a blended cost-per-unit of ~$681K to the 5,623-home pipeline — indicative, not committed. Site-level development costs vary by typology, region, and entitlement stage.
Every site in the pipeline sits within the southern Ontario development corridor — concentrated in the Greater Toronto Area, Hamilton, and Simcoe County. National expansion follows the same playbook into Quebec, Alberta, and British Columbia in subsequent waves.
The pipeline concentrates in three regional clusters along the southern Ontario corridor. Same model, same governance, same delivery mechanic across all of them.
We are actively reviewing new contributions. Entitled sites across Ontario, Quebec, Alberta, and British Columbia are in scope. Bring us the site, we’ll bring you the structure.
